In the world of real estate, the inability of a borrower to properly insure their home is not only negligent, but potentially a financial disaster for the lender. This also holds true in the case of missed tax payments on the property, as either one of these situations can lead to the lender's collateral being forfeit or lost. For situations where the borrower's ability to maintain these two vital responsibilities is in question, an escrow account might be the answer.

Understanding escrow accounts in real estate revolves around understanding the need for these two issues to be covered financially by the lender at all times, and further understanding that an escrow account is simply meant to cover these costs. Most borrowers on a mortgage maintain their own forms of "T&I" or, tax and insurance, separately from the mortgage payments they make to their lender. Only in certain cases, such as federally sponsored mortgages made by the FHA (Federal Housing Administration) or the VA (Veterans Administration) do escrow accounts become required. In these cases it is seen as a necessity considering the federal backing of the mortgages. The government uses these types of accounts to ensure payments of tax and insurance, so as to be assured that the home will not fall into delinquent status.

For those that seek to maintain their own escrow accounts in private mortgages, most banks offer this options with their mortgages, and a lump sum payment of principle, interest, tax and insurance can be made to the bank monthly. Some private mortgage companies and banks also require escrow accounts, and set forth standard tax and insurance amounts based on limits set by the Real Estate Settlement Procedures Act of 1973 (RESPA).

RESPA was enacted to prevent the misuse of escrow accounts by overcharging borrowers. This prevents the lender from obtaining more than the minimum balance requirement set before the origination of the loan. This minimum balance requirement is usually no more than two months of escrow payments, and any amount over this sum is refunded to the borrower. Month to month escrow payments are formulated by simply taking the yearly costs of taxes and insurance and dividing by 12. This calculation is called an escrow analysis, and must be calculated every 12 months.

Escrow analysis occurs yearly and can thus cause issues with shortages when premiums or taxes rise. If, for example, taxes rose by $120 a year immediately following an escrow 

analysis, the mortgage company would cover the costs and then increase the escrow monthly amount accordingly. The subsequent shortage that was incurred when the full amount of taxes was paid would also have to be covered, and this too would have to be spread over the year of escrow payments.

Escrow accounts can also be used as a way to maintain a third party account to allow for the easy transfer of money between a seller and buyer of a property or house. The account allows for both parties to perform the necessary actions to incur a transfer of property. Closing in escrow insures both parties against anything going awry.

This week marked my latest attempt to pull someone on the tube. When I got on at King’s Cross, she was already sitting there. I slid in right beside her and our eyes met for a split second. I presumptuously detected a hint of longing.

This situation is not unusual. Every time I’m on the tube, I exchange similar glances with various female passengers. After all, there’s not much else to look at. But like most people, I never do anything about it.  

I say never... one time about seven years ago, a striking fair-haired lady caught my eye on the Victoria Line. We exchanged smouldering looks as the train shuffled along. Then, to my delight, we got off at the same stop. If that was promising, imagine my excitement when I found myself one step above her on the escalator. I was convinced she had orchestrated the whole thing.

I should mention at this point that I’d indulged in a spot of afternoon drinking that day – only two or three pints, but enough to instil me with the impudence to purr, “I think you’re the best-looking girl on this escalator.”

“Thanks,” she responded demurely and smiled.

“That’s okay,” I replied, and then felt myself mentally disintegrate on the spot. I couldn’t think of a single other thing to say. Within seconds, we’d reached the top of our electric stairway to heaven and next thing I was shoving a travelcard through a ticket machine and wondering what the hell had just happened. Suffice to say, I never saw the girl again.

A long time has elapsed between that fateful day and this week, when the King’s Cross girl and I are sitting next to one another. But for some reason, I could feel it happening again. I was going to say something to her. 

As soon as I contemplated this, I began to panic. The carriage wasn’t full but there were people sitting around us. They’d all witness my audaciously seedy attempt to pick up on public transport. I couldn’t do it.

Then a brilliant idea hit me. I had no phone because it was being repaired, so I didn’t know the time.  I’d ask her what the time was. Simple, but genius. 

So I decided to ask. But again, I was instantly gripped by fear and my heart began pounding like Tiger Woods on a Club 18-30 holiday. 

I normally don’t have trouble striking up conversation with girls. But on the tube? In the middle of the day? It seemed like the craziest plan ever. I couldn’t do it... could I?

“I’m sorry, but have you got the time?” I asked as nonchalantly as possible. 

“Sure,” she responded warmly and fished a phone out of her handbag. “It’s quarter to two.” She was American, which I liked. 

With the 2003 escalator debacle still gnawing at me, I resolved to keep going. I told her I’d lost my phone and that I was late for work. Conversation flowed quite nicely for the next couple of minutes. It turned out we had a few things in common, and there was a definite spark. Basically, I was in. 

She’d already told me where she was getting off but her stop approached more quickly than I expected. She gave me roughly an eight-second warning: “So, er, this is me.” 

We literally had eight seconds left. Should I get her number? Was there time? Should I invite her for lunch? Should I follow her off the tube? Should I ask her name? Should I tell her mine? Should I go in for the snog? In the end, I did none of these.

 “Cool, nice to meet you,” I said. That was it.

“Nice to meet you too,” she said, and she hesitantly stalked through the sliding doors, shooting a curious glance back as she went. The doors slammed shut and my tube chugged smoothly away.

It was a bit of a waste, but it was better than the escalator I suppose. I’m going to try that again soon, and I'll let you know what happens.

Black Moms Say No to Breast-feeding

 Only about 58% of Black mothers ever breast- feed compared to 81% of Latino and 76% of white mothers. After a year, almost half of Latino and white moms are still at it while only 13% of Black moms continue to breast-feed. Compared to bottle-feeding, breast-feeding baby can save a family about $1,500 in the first year.

The financial benefits of breast-feeding took center stage in the latest issue of The Urban Shopper, a Shopping Lifestyle and Values web magazine, targeted to Black and Latino females. The web magazine devoted all of its six content channels exclusively to the financial impact of raising a baby.

“Milk-Made Wars”, the title of the article, looks at the health and wealth benefits of breast versus bottle-feeding baby. The issue of breast-feeding is a sensitive one in the African-American community especially given high rates of premature and low-birth weight babies born to Black mothers. 

Reasons for the persistently low rates of breastfeeding among Black women are not well understood. Black women return to work faster than white women and more often work at places not supportive of breastfeeding. Income too is indicator of willingness to breast feed, with higher income families more likely to breastfeed. Certainly marketers and even hospitals “promote” formula to new mothers in patient gift bags to the exclusion of breastfeeding. No one can argue the convenience of ready-made products for the many daily feedings a baby demands. However convenience is soundly trumped by the health benefits of breast-feeding baby.

The American Pediatric Society has a goal of 90% of babies being breast feed for the first year of life. First Lady Michelle Obama has been campaigning for more breast-feeding around her initiatives on childhood obesity. Breast-fed babies result in slimmer children. Last week, the Internal Revenue Service finally agreed to allow 2010 taxes to reflect the costs of pumps and milk bags. Women with flexible spending accounts can use pre-tax dollars to pay for nursing supplies and those who itemize can add them in as health care costs.
